Before picking up a measuring tape, we sat down with our client to understand how they use their Industrial Farmhouse space. Like many households today, their dining room had become a work-from-home hub, which meant family meals were happening around a small kitchen table.

Their powder room needed an upgrade, and their storage needs were outgrowing the existing mudroom setup. On top of it all, they felt the main floor finishes had become dated and no longer reflected their style.

Reimagining the Floor Plan

By removing the wall separating these two spaces, we could design a large, open-concept area where cooking, dining, and entertaining coexist. 

This new layout not only made the home feel more spacious but also created a welcoming central hub for the family. We shifted the garage entry door from the mudroom to the front foyer to make room for a three-piece bathroom—a must-have on their wish list. 

This small architectural change allowed us to convert the former powder room into a storage closet, making up for the lost mudroom space while still keeping clutter at bay.

Choosing the Right Finishes for a Cohesive Look

We focused on the materials and finishes once the new floor plan was set. We installed wide plank engineered hardwood throughout the main living areas for an authentic industrial farmhouse look.

These floors bring warmth and texture, grounding the design in rustic comfort. In high-traffic areas like the foyer and bathroom, we selected ceramic tiles that mimic the look of natural stone—beautiful, durable, and easy to clean.

The kitchen became the show’s star, thanks to soft grey custom cabinetry that wraps the perimeter in cozy sophistication. We paired these with bright white quartz countertops and a classic subway tile backsplash to maintain a fresh, clean aesthetic. 

The addition of chunky black metal hardware provided the perfect industrial touch, giving the kitchen depth and visual interest.

Rather than installing a traditional kitchen island, we opted for a large farmhouse-style dining table surrounded by industrial metal chairs. This multifunctional piece serves as a meal prep zone and a gathering place for family dinners, perfectly embodying the marriage of style and function.

Layering in Lighting and Character

Lighting is significant in any successful renovation; this project was no exception. We layered recessed pot lights with under-cabinet lighting for task illumination, and finished the space with a statement chandelier that ties the dining area together. This layered approach ensures that each area is well-lit for its intended purpose, adding charm and ambiance.

We refreshed the existing fireplace to enhance the continuity between the kitchen and the adjacent family room. We added a new stone façade that complemented the flooring, and topped it with a reclaimed wood mantel for an authentic farmhouse touch. 

This simple update brought renewed life to the family room and seamlessly integrated it with the newly designed kitchen space.

Finishing Touches That Matter

It’s often the little details that pull a renovation together. One example from this project was the original oak staircase railing and spindles. While structurally sound, the natural oak felt out of place with the new finishes.

Rather than replacing the entire staircase, we painted the railing and spindles matte black. This update offered a modern, cohesive finish that aligned beautifully with the rest of the space.
